[ARCHIVED] Demolition Approved for Structure on Square due to Public Safety

“The inspectors reported that the standing walls likely have been unsafe for some time and removal has been requested as soon as possible,” said City Administrator Tim Patek.

The property has been sold and the new owners are finalizing the sale at the end of December. Professional inspections of the structure revealed that the remaining walls of the old building are not insurable and present a significant liability for the public, said Patek.

The still-standing front wall is located in the established historic district, which per ordinance, would normally include a public hearing. However, because of the safety issues, the permit is allowed to be granted administratively.

To reduce risk to the public, the demolition will be done well after hours when there is no pedestrian traffic in the Square, according to Patek. The demolition permit is the only permit that has been approved for any activity on the property so far, noted Mayor Jim Chiles.

“The new owners have compiled historical research and numerous photos of the stone walls and are aware of the city’s design requirements for construction in the historic district,” said Chiles. “After demolition, the next step will be city review of the exterior plans for historical consistency.”

Permitting of the new facility will be a process that begins after overall design drawings, including the historic building requirements, are approved. Then, city planners and engineers will start the permitting phase of the project.

“The Cypress Creek Café was a defining architectural landmark in Wimberley’s history,” said Chiles. “We are committed to working closely with the new owner to reflect its character in a safe structure that will stand the test of time.”
